Manhattan, NY — Cignature Realty Associates closed the $30.8 million sale of a six-story multifamily double-elevator building with 79 residential apartments and one professional medical office in the Washington Heights neighborhood. The 76,536 s/f building, at 336 Fort Washington Ave., between West 174th and West 175th Sts., sold for $ 402.32 per s/f. The building, that was built in 1924, overlooks J. Wright Park. Cignature’s Peter Vanderpool represented the buyer, Michael Aryeh of Heritage Realty, and the seller, Fort Washington 336 LP. The building sold for 17.45 times the current annual rent roll and for a 3.4% cap rate.

An undisclosed buyer acquired the building for $13.2 million. Built in 1928, the 41,736-square-foot building features 54 apartments. Peter Vanderpool and Lazer Sternhell of Cignature Realty represented the undisclosed seller and buyer in the transaction.

Cignature Realty's Peter Vanderpool and Lazer Sternhell represented both the buyer and the seller.

Cignature Realty Associates has closed the $13.25 million sale of a six-story corner multi-family elevator building with 54 apartments in Washington Heights. The 41,736 s/f building at 221 Wadsworth Avenue was built in 1928. It sold for 17.4 times the current annual rent roll, at a cap rate of 3.22 percent. Cignature's Peter Vanderpool and Lazer Sternhell represented both the buyer and the seller. According to public records, the buyer was Chris DeAngelis of TriArch Real Estate Group, a real estate investment company based in Manhattan.

Peter Vanderpool of Cignature Realty represented the buyer, while Elan Teichman, also of Cignature, represented the seller in the deal.

The 21,072 s/f building has 22 residential apartments and four retail stores and is located in Manhattan Valley on the west side of Amsterdam Avenue between West 107th and 108th Streets. Built in 1900, Orbach paid $7.725 million for the property in 2014, according to city records. Cignature Realty’s Peter Vanderpool represented the buyer, TriArch Real Estate Group, while the firm’s Elan Teichman represented the seller.
