Cignature Realty Associates has closed two deals in Hell's Kitchen. The first of which is a $11.5 million sale on a five-story, mixed-use multi-family building in Hell's Kitchen in Manhattan. The building, at 818 10th Avenue, between West 54th and West 55th Street, has 12 residential apartments and two stores that include Mexican restaurant, Mamasita Mex and the White Oak Oyster Bar and Lounge that features outdoor backyard seating. The 12,330 square feet walk-up building was built in 1910. It sold at a 4.6 percent cap rate and for 16.58 times the current annual rent roll. The price per square foot is $932.68. A local interest group sold the building for $11.5 million, or $932.68 per square foot. Built in 1910, the 12,330-square-foot building features 12 residential apartments and two restaurants, Mamasita Mex and White Oak Oyster Bar & Cocktail Lounge. Cignature Realty Arranges $15.5M Sale of Three-Building Multifamily Portfolio in Manhattan

By AMY WORKS IN MULTIFAMILY, NEW YORK, NORTHEAST NEW YORK CITY — Cignature Realty Associates has brokered the sale of a three-building multifamily portfolio located in the Hell’s Kitchen section of Manhattan. A private interest fund acquired the portfolio from Yaron LLC for $15.5 million. Totaling 34 apartment units, the portfolio includes 439, 441 and 443 W. 48th St. The adjacent buildings, which total 24,515 square feet, were constructed in 1901. Lazer Sternhell, Peter Vanderpool and Michael Rahimzada of Cignature Realty represented the seller and buyer in the deal.
